Letting Out Your Property – How We Can Help

Whether you’re a seasoned landlord or someone that has an extra property they’re not sure what to do with, we’d be delighted to help. At Christopher Stokes, we help hundreds of landlords throughout the Cheshunt area & would be more than happy to give you the support you need to let your property out too.

Setting Up A Tenancy

We understand that the needs of each landlord are different and therefore we have 3 main packages on offer, with something to suit everyone. That said our Property Management team are extremely experienced in all aspects of property rental, so if there is something you need that you can’t see included in one of our packages please do not hesitate to get in touch.

Whether you need someone to offer you just rental collection or you need us to take care of the whole tenancy, we’re on hand to help. With Bronze, Silver and Gold packages on offer, there is something to suit all scenarios.

No matter which package you choose, we carry out full credit referencing on each tenant that is interested in your property. This gives you peace of mind that the tenant you rent to is the right one for you.

Keeping Your Tenancy Up To Date

You may not know, but the rules and guidelines which landlords must work under are always changing. Our Property Management makes sure that they keep up to date with all of these changes so that they can make you aware of anything you need to do. For example, if you need a new Gas Safety Certificate or a new EPC.
Rules around tenancy changed over the last year with special practices put in place throughout the Covid-19 pandemic – for example, you must give your tenant at least 6 months’ notice to leave the property. This is due to be reviewed at the end of March and is another thing that our property management team will keep on top of. This means that you can feel reassured that your tenancy is within the law and that you’re acting as you should.

We’re currently letting landlords know that from 2025, the EPC certificate a rental property has must be Grace C or above. We’re letting our landlords know this with plenty of notice so that they can make any changes they need to in time.

Working With You

Our Property Management team work with you consistently to ensure that you are getting the most out of your rental property. We take away all the hard work, to leave you with a smooth-running tenancy that gives you as little hassle as possible. If you’d like a chat with our team about which package might be right for you and how to move forward with renting out your property please do not hesitate to get in touch.
