And we thought that we would take this opportunity to answer some of the questions homeowners have before they put their homes up for sale. 


  • What if I find a property but haven't sold my own
This is a common worry, but in reality, it rarely happens. If you get an offer very quickly, we will inform the buyer that you haven't yet found a property, and you will have plenty of time to start your search. It is usually fine if everyone knows what is happening. Communication with all parties is vital. There will never be a scenario where you have sold your home and have nowhere to live! The moving process takes a long time, so there is no need to panic.

  • What if I put my house on the market and no one views it?
With our proven 30-day cycle strategy, this is unlikely. However, the market occasionally doesn't respond to the pricing or marketing that we put together. This is why the cycle is reviewed and refreshed every 30 days so that we are constantly changing and tweaking to encourage buyers to view your home. 

  • What if I get an offer, but it's less than I hoped for?
Our team are expert negotiators and will continue to negotiate with any buyer until they reach the absolute maximum offer from that buyer. If the offer still isn't high enough for you, no problem. You are in the driving seat, and if you don't want to accept an offer, that is fine.

  • What if I don't want to do my viewings? 
At Christopher Stokes, we show every viewer around your home. We believe that we are best positioned to accompany the viewers. It's all part of the service. 

Every member of our team will come and visit your property. This ensures that they are familiar with your home and the key selling features so that you can rest assured that your viewings are conducted professionally and effectively.

  •  I'm worried about the sale falling through.
Getting an acceptable offer is a goal for many people when trying to sell their homes. But actually, this is only the halfway point. The legal process takes months and is very complex. We are very proud to have a crucial member of our team whose sole job role is to liaise with buyers and sellers throughout this complicated process. Regular updates, so you know what is going on, and constant communication with the solicitors and any other estate agents involved in the chain. Our sales progressor is the lynchpin that holds the sales together so that you have peace of mind and know what is happening throughout.
